Wekiva Parkway: Affecting Commuters & Mount Dora Real Estate?

Written by Megan Crevier | Jan 11, 2016 10:03:31 PM

UPDATE: The Wekiva Parkway officially opened July 27, 2017 with a 4.5 mile section just north of U.S. HWY 441.

We’ve all been feeling the impact of the growth happening across Central Florida. A 45 minute commute that should only be 20, surrounded by other frustrated (and late) ‘9 to 5ers,’ can ruin a morning as quickly as a coffee stain on the front of your shirt.

Many commuters try to live as close to their place of employment as possible to avoid this, but as great minds think alike, metro areas in Central Florida tend to become crowded.

Well, there may be a solution to your traffic problems that will make your life, or at least your commute, a little easier - The Wekiva Parkway.

The 25-mile road would complete Orlando’s beltway and include a six-lane connector into Mount Dora from SR 46. It is planned to be finished in about 5 years in 2021 (That's faster than The I4 Ultimate Project!).

What does this mean for Mount Dora, particularly Mount Dora Real Estate?

With the ability to easily commute to the other metro areas of Central Florida, more buyers will have the opportunity to push out to the suburbs of Lake County.

Mount Dora is a refreshing option to those looking to buy Central Florida Real Estate.

This walking city is full of shopping, dining, entertainment, and recreational areas. As commuting becomes even easier thanks to the new parkway project in its backyard, Mount Dora is breath of fresh air to Orlando.

“Mount Dora is a great opportunity for home buyers who may be feeling crowded and frustrated with the lack of homes in Orlando’s metro areas. Right now, buyers have more options and can purchase more house for their money with the historically low interest rates, additional inventory, and beautiful new home developments in Mount Dora. But, prices will only increase each year, as shown historically in other cities after they have introduced a loop around the city - so now is the time to buy!" - Jeanne Abernathy, Realtor in our Mount Dora, Florida office

The growth and expansion in the area is not only attracting residents, it’s also attracting businesses.

"The city of Mount Dora has been planning for this expansion for the last 10 years, and has already begun developing areas such as the Wolf Branch Innovation District. This district will be dedicated to creating jobs in industries including health care, technology, and retail. We will only begin seeing more and more business development in Mount Dora and the areas surrounding it, making it more desirable for job seekers and business owners looking to expand." - Bill Deese, Director of Sales in our Mount Dora, Florida office

How will it happen?

The routes on The Wekiva Parkway will mainly relieve travel congestion on US 441 and SR 46, in addition to the traffic resulting from travel between Seminole, Lake, and Orange counties. The project is expected to make travel more convenient (and faster!) to main employment areas and the attractions.

To maximize the flow of traffic, the road will be the first in Central Florida with all electronic tolling.

The first of the parkway will debut later this month - about 3 miles long located near Mount Plymouth. The small piece of parkway will link State Road 46 to the North (Lake County), and to the South, Mount Plymouth Road (Orange County).

The Wekiva Parkway will not only relieve some of the traffic issues we all loath as Central Floridians, it will also open up more Real Estate options.
