When I tell people the story, it all sounds like it was a breeze. But it wasn’t.
Selling a home in Central Florida is a process. And even though it was worth it and we were happy with the outcome, I wish we were better prepared for what was coming our way. Fortunately, we did a lot of things right by “accident” as first-time home sellers.
Luckily for you, you can use my home selling experience and be more prepared than I was.
Here’s a list of 7 things I wish I knew before we sold our home:
The first thing everyone should do when thinking about selling their home is to check their emotions. As hard as it is, the process should be treated as a business transaction from the get-go. So put your business hat on, and get your house sold.
We loved staying up-to-date on the Florida Real Estate market. We kept a close eye on our neighborhood sales for about a year before we listed our home. We observed that the homes' average days on the market were longer and thought our home would be for sale for that same amount of time. But it wasn't.
Selling our home so quickly was a big surprise for us. However, it could have been the other way around.
When people ask us how we were able to sell our home so quickly, we have a pretty long list to attribute to it. However, the main reason was that we priced our home right from the beginning. It was as simple as that.
This one is pretty obvious, but I didn’t think about how time consuming it was. My home is usually pretty clean and organized, but you really need to step up your game when you trying to sell.
It took us a good part of our morning to make sure our home was in good shape for potential buyers to see.
Let them feel as if your home is their home. We also took our dog with us. It was a pain at times, but it was worth it.
Too many time restrictions lessen your chances of selling you home. So make your home available as much as possible. We didn’t have any restrictions, but we did request to be contacted at least an hour before showing.
We decided to list our home when we realized the market was perfect in our neighborhood. We thought that if we priced our home right, it would stand out compared to other homes in the neighborhood.
I am happy to have experienced selling a home and learning about the process. I feel more confident with selling a home.
