In her Florida Realtor feature, Jeanne shares her tried and true advice on how to revamp a listing that may have spent too many days on the market or needs a boost in engagement.
 
Overall, to generate new interest on a listing the three variables she recommends to focus on are always price, marketing, and condition of the home. Her top tips for gaining exposure include pricing the home correctly from the beginning, taking the home's condition into consideration of the price, and thinking like a buyer - showcasing how they can use the space through staging and making sure it's in top shape. 
 
 
She also suggests creating a marketing plan and strategy that goes beyond the MLS, including Facebook ads, postcards, and hosting brokers opens, for example. 
 
"You want brokers and agents to get out and see these properties," she explains in the article. "Nothing substitutes walking through a house."
 
Abernathy provides advice on how to effectively advertise a listing on Facebook to get the "most bang for your Facebook buck." She recommends linking your Facebook Ad back to your website instead of the other search sites and including additional information about the community beyond what a buyer can find in MLS. 
 
"For example, is the property in a walkable community? Is it near a new road that connects to easier downtown commutes? Is a brand-new shopping center being planned outside the gate of the subdivision so they'll be closer to the grocery store?"

Finally, she adds it's always important to paint the picture of the lifestyle the buyers would be living in their new home and community in order to best market the listing.
