Nearby Clermont, Minneola's new HWY Exit Affecting Residents & Real Estate

If you’re a Central Florida resident who has ever commuted on the Florida Turnpike, you’re probably familiar with the stretch through Lake County where travelers can expect almost 15 miles without an exit.

That’s all about to change, and it's bringing big news to Minneola and its neighboring communities. Here’s an update on the upcoming highway exit and what it means for residents, the economy, and those seeking homes for sale in Clermont, Florida and nearby.

The new Turnpike exit is currently under construction and set to open in June 2017.

It will be located at milepost 279 - bridging the 13 mile exit-less gap between Clermont’s SR 50 and US 27 leading to communities such as Tavares or Leesburg, Florida.

 

According to county officials the interchange could have a
$1 billion economic impact on the area. 

The proposed Hills of Minneola and Sugarloaf are two approved residential developments that will be directly served by the new exit and will feature commercial space, hospitality options, and public schools.  

The $29 million project is said to ‘jumpstart’ approved development in the area, and will make a significant economic impact for Clermont’s neighbor, Minneola, and the surrounding area.

But what exactly will that impact look like?

What it Means for the Area’s Homes and Residents

The new exit will create a world of convenience for the area’s residents and will open doors for potential home buyers looking for their next piece of Central Florida. It will offer easier access to neighboring communities, and amenities such as airports, beaches, and entertainment found in nearby Orlando.

In fact, it's been said that the development plans could lead to Minneola being a ‘gateway to Central Florida’ through the amount of new visitors the project may attract, and the ease of travel to and from the area.

Residents who choose to call the quieter town of Minneola home will more easily be able to explore nearby bustling areas for entertainment or even job opportunities, then return to their peaceful home. On the flip side, residents living and/or working in more congested parts of Central Florida may be enticed to relocate to this desirable hometown when the new exit allows for a simple highway commute to work.

Good news for current residents! The influx of potential buyers and growth of the area could lead to an increased desire for Minneola Real Estate.

The growth of the area could also lead to more commercial options in the city, adding even more convenience for residents when it comes to shopping and dining right in their own town.

What it Means for the Area’s Economy

The increase in residents and ease of accessibility to the area could spike interests for business to make Minneola, Clermont, and nearby communities their next home or headquarters.

In fact, officials have made predictions of over 7,000 new jobs in the area thanks to the project.

Not only would this increase job opportunities for residents, it would also attract employees throughout Central Florida to commute into the city for work every day.

Officials have also noted that as many as 6,000 new homes to be developed in the area is a possibility.

As the city grows and is easy to access, visitors from Central Florida and beyond will have the opportunity to stop in the area, whether it be on their way to nearby theme parks and beaches, or for a bite to eat on a weekend outing, giving an extra boost the the area's economy.
